Pricing your home is key to a timely sale.

Everyone knows that sprucing up your home before selling is a good idea. What people sometimes forget is that there is a lot more you can do to prepare your house and your family for the sale of your Northern California property and the eventual move to a new home.

Pricing your home accurately at market value is key to a timely sale and maximizing your rewards. Your property will generate its largest audience and be shown more in the first weeks it is on the market than at any other time during the process.

Setting a realistic price is essential in attracting the best prospective buyers and will create excitement and a positive impact on real estate agents.

When you establish the right price that is near or at fair market value, the largest possible pool of qualified buyers will respond to your home, and it will sell more quickly. If it is overpriced, numerous challenges await. Buyers (or their agents) may perceive that the home is not competitively priced and opportunities to show the home are inevitably missed – prolonging the selling process and creating a negative public perception of the house.

History has shown that the longer a home is on the market, the more likely it is that the resulting sales price will be lower. The ideal selling price satisfies both your desire for the highest return on your investment and the buyer’s need for top value.

  • Make sure your house number is easily visible from the street.
  • Grace your walkway and entrance with beautiful landscaping.
  • Create a fresh open-air feeling by opening windows.
  • Add pleasant reminders of home by baking cookies or bread.
  • Pay attention to details. Clean, dust, polish the furniture, make sure all lights work.
  • Turn on all lamps, or light some candles especially at night.
  • Minimize the visibility of personal items that may be distracting, such as family photos.
  • Remove excess furniture and other items to help rooms feel larger. Clear countertops.
  • Tastefully decorate in a simple way that makes your home inviting.
  • Hang pictures low, add mirrors to smaller spaces to enhance light & views.
  • Set the dining room table and place flowers in vases to add color.
  • Stay away when your home is being shown, as prospective Buyers will feel more relaxed and free to experience the space as their own if you’re not there.

Checklist

Checklist so your home makes a lasting impact.

When you're preparing your home for sale, remember the importance of First Impressions. The market isn't the only factor that influences whether you get your asking price. Appearance and overall condition play a major role. Here are some easy things you can do to make your home more appealing to Buyers.

Overall Appearance Remove any clutter from the curb and yard including twigs, leaves & trash but also children’s toys, garden hoses, garbage cans, etc. Mow the lawn! Paint the fence! Power wash!

Grass Be sure the grass is cut and, if needed, re-seed any bare lawn areas.

Landscaping Trim all shrubbery, plantings and trees if necessary, especially dead limbs. Plant seasonal flowers, etc where suitable without over-doing it! Less is more!

Decks / Porches Power wash and seal, stain, or paint all decks and porches.

Gutters / Downspouts Check gutters and downspouts to ensure they are clear and functioning. Lights Make certain all interior and exterior lights are operable and with working light bulbs.

Windows Be sure both the exterior and interior of all windows are clean. Paint Consider painting any rooms with dirty or marked walls, and those currently painted in dark colors. Keep color schemes in neutral, off-white, or antique white tones.

Carpets All carpets should be steam-cleaned. Consider replacing worn, stained or odorous carpeting. Operations Ensure that all faucets, toilets, and electrical items are in working order.

Safety Make certain your house is safe. For a potential homebuyer, unfamiliar with your home, a wobbly railing or uneven floors could pose a risk and silently divert an offer.

Clutter Stow away any unnecessary clutter. Less clutter will make your home appear more spacious.

Fireplaces Have fireplaces professionally cleaned and inspected. Although the Buyer may request an inspection or cleaning, performing it ahead of time will promote a conscientious impression.

Closets See that closets are neat, clean, organized. Pay attention to both the floors and shelving.

Doors / Windows Check all hinges on doors and windows for smooth operation.

Cleaning Although you may consider your home to be clean and neat, a thorough cleaning including dusting, washing, polishing, vacuuming, waxing will always make it appear more attractive.
