| When you're preparing your house for sale, remember the importance of first impressions. The market isn't the only factor that influences whether you get your asking price. Appearance and overall condition play a major role. Here are some easy things you can do to make your home more appealing to buyers.
- Overall appearance: Remove any clutter from the yard. This includes tree limbs and leaves, but especially includes junk cars or parts, lawn tractors, etc. Power wash the exterior of the house if it is dirty or moldy, and repaint the house if it is needed.
- Grass: Be sure the grass is cut, and if needed, reseed any bare lawn areas.
- Landscaping: Trim all shrubbery, plantings, and trees if necessary, especially dead limbs. Plant seasonal flowers where suitable.
- Decks and porches: Power wash and seal, stain, or paint all decks and porches.
- Gutters and downspouts: Check gutters and downspouts to ensure they are clear and functioning properly.
- Lights: Be sure all exterior lights are operable.
- Windows: Be sure both the exterior and interior of all windows are clean.
- Painting: Consider repainting any rooms with dirty or marked walls, and those currently painted in dark or drab colors. Keep color schemes in neutral, off-white, or antique white tones.
- Carpeting: All carpeting should be steam cleaned. Consider replacing any worn, stained, or odorous carpeting.
- Operation: Be sure all faucets, toilets, and electrical items are functioning properly. Safety: Be sure your house is safe. For a potential homebuyer unfamiliar with your home, a wobbly railing or uneven floors could pose a risk.
- Clutter: Store away any unnecessary clutter. Less clutter will make your home appear more spacious and open.
- Fireplaces: Have fireplaces professionally cleaned and inspected. Although the homebuyer may request an inspection or cleaning, performing one ahead of time will create a good impression.
- Closets: Be sure all closets are neat, clean, and organized. Pay attention to both the floors of the closets and overhead.
- Doors and windows: Check all hinges on doors and windows for smooth operation.
- Cleaning: Although you may consider your house clean and neat, a thorough cleaning including dusting, washing, and waxing will always make it appear more attractive.
